Terms & conditions
1. SCOPE AND CONTRACT: These Terms and Conditions govern the contractual relationship between Almar Viviendas and the guest making a direct booking through this website. By finalizing a reservation, the guest accepts these terms in full.
2. PAYMENT TERMS: Down Payment (20%): Required immediately at the time of booking to secure your dates. This deposit is strictly non-refundable under any circumstances, as it serves to block the property calendar. Final Balance (80%): Due 14 days prior to your arrival date (payable automatically or manually). Failure to Pay: If the 80% balance is not successfully processed 14 days before check-in, Almar Viviendas reserves the right to cancel the booking immediately, and the 20% deposit will be forfeited.
3. CANCELLATION POLICY: More than 14 days before arrival: You may cancel the reservation. The 80% balance will not be charged (or will be refunded if already paid), but the 20% down payment will be retained by Almar Viviendas. 14 days or less before arrival: 100% non-refundable. You will forfeit the full amount of the booking (both the 20% deposit and the 80% balance). No-Show: In case of a no-show, the full amount of the reservation will be charged.
4. DAMAGE DEPOSIT: A security deposit of €300 will be authorized as a temporary hold on your credit card 2 days prior to your scheduled arrival. This hold does not charge your card but blocks the funds. The hold will be automatically released within 7 days after check-out, provided that a property inspection shows no damages, missing items, extraordinary cleaning costs, or breaches of the house rules.
5. MANDATORY GUEST REGISTRATION: In accordance with Spanish public safety laws, all guests aged 14 and older must complete the mandatory traveler registration and provide a valid ID card or Passport before or at the time of check-in. Failure to complete this legal requirement will result in the immediate cancellation of the booking with no right to a refund.
6. LIABILITY: Almar Viviendas is not liable for any direct or indirect damages, theft, loss of personal property, or injuries sustained by guests during their stay inside or outside the premises.
7. TERMINATION OF STAY (EVICTION): Serious breaches of these Terms and Conditions—including over-occupancy, hosting unauthorized parties, severe noise complaints, or the persistent violation of the rules and schedules governing the community swimming pool, sports courts, and common areas—will result in the immediate termination of the rental agreement. Guests will be required to leave the premises immediately, forfeiting all payments and the security deposit.
8. APPLICABLE LAW AND JURISDICTION: This agreement shall be governed by and construed in accordance with Spanish law. In the event of any dispute arising from this agreement, the parties submit to the exclusive jurisdiction of the Courts and Tribunals of the city of Alicante (Spain), expressly waiving any other jurisdiction that may correspond to them.
